About The Valley Karak Bentong
The Valley Karak Bentong is a sprawling agricultural land development project situated in the heart of Pahang. Developed by Karak Land Sdn Bhd, a subsidiary of Binapuri, this development encompasses a total land size of 1,600 acres. Envisioned as a farming community, the project is divided into 3 phases. Phase 1 and 2 are named Kerau while Phase 3 is named Sarang. Land sizes start from 1 acre, and can be as large as 10 acres – all individual titled. On purchase, you can immediately start the process of MOT. If you are a cash purchaser, you can obtain the land title upon completion of the MOT and transfer of title.
Owners of these plots have the opportunity to cultivate various crops, build a private homestead or explore agricultural ventures. Surrounded by lush greenery and The Lentang Forest Reserve, the serene environment is a tranquil escape from the hustle and bustle of urban living.
Location and Distance from Kuala Lumpur
The Valley Karak Bentong is approximately 80 km away from Kuala Lumpur. If you are a slow driver (like yours truly), it is a 1.5 hour leisurely drive via the Kuala Lumpur – Karak Expressway. The proximity to the city makes it an ideal retreat for city dwellers seeking a peaceful countryside lifestyle without sacrificing convenience. If you are currently looking for a slower pace of life, The Valley could be the answer.
Versatile Land Use
Land owners have the freedom to transform their land into a private oasis (subject to terms stipulated in the Sales & Purchase Agreement, and approval by local authorities). You cannot build swiftlet farming structures or make it into a cemetery/burial/columbarium. There are laws governing land use. So even if the land belongs to you, there are still laws govering its use.
Other than that you are free to do anything you wish – it can be a farm, fruit orchard, your private homestead, etc. The soil and weather condition in Karak is perfect for durian farming, so if that is what you have in mind – you can plant a couple of durian trees for your own consumption. If you are looking at venturing into hospitality, then a homestay or a camping ground would be perfect to allow others to experience the beauty of the area. Water and Electricity Ready
One of the biggest challenge of owning a land in rural areas are the availability of piped water and government-supplied electricity. If you are thinking of making an application and hoping to get it done for you within your timeline, it can be very difficult (from what we’ve asked around). Thankfully for The Valley that there is piped water and electricity available – just need to make an application & submit the fees with the management office of The Valley. If you don’t need it (wanting to go totally offgrid?), then you don’t have to make any application.
